Job Responsibilities
· Reading and interpreting residential architectural plans.
· Addressing questions from subcontractors through Requests for Information (RFIs) to architect.
· Preparing bid packages for and managing initial “walk-through” with subcontractors and suppliers and ensuring timely receipt of their proposals.
· Estimating labor for carpentry tasks.
· Collaborating with Sales to present bids to architects and/or owners.
· Ensuring that all bids are complete, competitive and profitable.
· Capturing cost savings through negotiations with subcontractors and suppliers.
· Collaborating with Production to hand off sold projects to Project Manager.
· Reviewing job costing for jobs in production with Finance and Project Manager.
· Submitting timesheets daily.
· Following the Estimator run book.
Qualifications & Skills
· Experience : work experience as an estimator or in the field in the residential construction industry.
· Communication: strong written and verbal skills to convey estimates and project scope effectively to all stakeholders.
· Relationship Building : develop and cultivate lasting relationships with existing and new subcontractors, vendors, architects, as well as other Pinneo employees.
· Technical Knowledge : experience with a broad range of materials and techniques used in high-end residential new construction and renovations of 18 th , 19 th and 20 th century homes and a deep understanding of construction methods, materials, and building codes.
· Detail-Oriented : ability to accurately assess costs, prevent overruns, and anticipate project complexities.
· Negotiating : demonstrated ability to manage vendor relationships and secure optimal pricing.
· Software: proficient in the use of Microsoft Word, Excel, Project, Bluebeam, and email.
· Information Security: protect the confidentiality of all project documents.
