POSITION SPECIFICATIONS

GLOBAL REAL ESTATE DIRECTOR

Shine Associates, LLC has been retained to search, identify, and recruit a Global Real Estate Director (Director) on behalf of our client (‘Company’). The Company is headquartered in Framingham, MA and this position will be based there.

CLIENT DESCRIPTION

Our client is an innovative American company that predominantly sells audio equipment. The company was established in 1964 and is based in Framingham, Massachusetts. It is best known for its home audio systems and speakers, noise-canceling headphones, professional audio products, and automobile sound systems. The majority owner of the Company is the Massachusetts Institute of Technology. Non-voting shares were donated to MIT by its founder and receive cash dividends. The company's annual report for the 2021 financial year stated that the firm’s yearly sales were $3.2 billion, and the company employed about 7,000 people

POSITION

The Global Real Estate Director will be a partner in shaping and executing the Company’s strategic physical presence, facilitating growth and expansion into new geographical markets, and optimizing the firm’s real property portfolio of offices, labs, and support spaces. Site Strategy and Roadmap development, Global Real Estate Portfolio Management, and Program/Project Management will be essential components of this role, along with the ability to develop and execute significant capital projects.

The candidate will be a proven and trusted real estate partner with a complete understanding of leases, market economics, rent structures, and business conditions across multiple cultures in EMEA, APAC and the Americas. They must be proficient in communicating effectively with stakeholders and colleagues to understand and process business needs, and proactively provide real estate solutions to stakeholders promptly and effectively.

This role will work with stakeholders and colleagues on site selection, leasing negotiations, and construction, in addition to lease renewals and exits. They will be responsible for maintaining effective communication across functional teams. This role will collaborate frequently with various internal teams, including Operations, Finance, IT, and Legal, to ensure the real estate strategy aligns with global business strategy and initiatives. They will be responsible for modeling related financial forecasts and overseeing planning, programming, designing, and constructing a project to its completion.

PRINCIPAL RESPONSIBILITES & DUTIES

Develop roadmap and executive reporting to align with Real Estate strategy.

Identify and assess potential markets for new offices, buildings, and/or development.

Conduct and leverage market research to negotiate favorable lease agreements with landlords and property owners, ensuring terms that align with firm’s interests.

Optimize the real estate portfolio to meet business and stakeholder needs, driving change where necessary to maintain a business advantage.

Formulate and manage construction budgets, schedules, and resources to ensure projects are completed on time and within budget.

CANDIDATE REQUIREMENTS

Proven track record developing strategic roadmaps and related communications.

Experience working with a portfolio of multiple international sites, including office spaces, labs and support spaces.

In-depth knowledge of real estate market trends, site selection criteria, and construction best practices.

Experience negotiating lease terms and agreements leveraging global real estate trends and industry knowledge to ensure best suitable outcome.

Experience partnering with external and internal legal teams to execute real estate deals and transactions.

Excellent leadership and collaboration abilities, including strong commitment to mentoring.

Strong financial acumen and the ability to analyze data to inform decisions, build financial models and forecasts to support all real estate transactions, construction, and operating budgets.

Experience in managing multiple projects simultaneously in a fast-paced environment.

Results oriented and able to drive change, ability to think critically and successfully socialize ideas and concepts at the executive management level.

Ability to develop and execute global real estate solutions by using market research, risk assessments, financial forecasts, lease negotiations, acquisition/disposition of property, designing and constructing offices, labs and support spaces.

Collaborate effectively with senior leadership, Legal, HR, IT Finance and Workplace Services teams.

Provide and communicate executive level updates, summaries, capital plans, project plans and visual management.

SKILLS & EXPERIENCE

10 years+ of experience managing complex global real estate deals and projects with speed and excellence, related degree required

Critical business thinking that informs strategy development and execution

Ability to lead significant global projects with multiple stakeholders

Excellent communication and collaboration skills, including effectively socializing concepts and ideas with others not familiar with real estate matters

Change agent that drives results by collaborating with others, effectively building consensus.

Skilled negotiator and strong fiduciary representative for the company

Able to effectively manage Program and Project Management resources and drive critical projects

Episodic global travel required, approximately ranging from 15 -40% of the time
