Job Description

Position Summary

Goldenrod is seeking a Senior Business Development Manager to drive the acquisition of buildings and properties for our growing commercial real estate portfolio. This role will be responsible for identifying, sourcing, and securing profitable real estate deals that align with the company’s strategic objectives. The ideal candidate will have significant experience in real estate acquisitions, with a strong understanding of market trends, property valuation, and the complexities of commercial real estate transactions. This is a high-impact role for a deal-oriented professional ready to help lead the company’s growth. *Please note, this position will require some light travel to our offices in Omaha and Atlanta as part of the role.

Key Responsibilities

Deal Sourcing & Acquisition

  • Proactively identify and source real estate opportunities that align with Goldenrod’s acquisition strategy.
  • Conduct detailed market analysis, identify high-potential properties, and assess the financial viability of deals.
  • Develop relationships with brokers, property owners, and other industry professionals to identify off-market opportunities.
  • Lead negotiations with property owners and stakeholders, ensuring favorable terms and conditions for Goldenrod.
  • Stay informed on industry trends, market conditions, and competitor activities to identify emerging acquisition opportunities.
  • Develop acquisition strategies tailored to different market segments, with a focus on optimizing Goldenrod’s portfolio and achieving long-term growth.

Due Diligence & Financial Analysis

  • Oversee and manage the due diligence process for acquisitions, including financial modeling, risk assessment, and market research.
  • Work with the finance and acquisitions teams to assess potential returns, perform valuations, and analyze acquisition feasibility.
  • Provide detailed financial projections and acquisition recommendations to senior leadership and stakeholders.

Deal Structuring & Negotiation

  • Structure deals in alignment with Goldenrod’s investment goals and risk profile.
  • Lead the negotiation of terms, purchase agreements, and financing arrangements with sellers, brokers, and other stakeholders.
  • Collaborate with legal teams to ensure contract terms are favorable and compliant.

Entitlements & Approvals

  • Manage the entitlement process, ensuring timely submissions and working closely with land use counsel to address any necessary responses or resubmittals.
  • Oversee civil teams to ensure permits are submitted and processed on schedule, and manage phased permit approval processes.
  • Navigate private provider review processes when needed and manage permit approvals in compliance with local AHJ requirements.

Collaboration & Coordination

  • Collaborate with the development, finance, and leadership teams to ensure acquisitions align with the company’s broader strategic goals.
  • Maintain relationships with lenders, investors, and other stakeholders to facilitate financing for acquisitions.
  • Provide regular updates on the status of potential deals and acquisition progress to the executive team.

Pre-Construction & Procurement

  • Facilitate a smooth transition from the development phase to pre-construction and construction phases, collaborating with the construction team.
  • Support the project team with RFI management and submittals during pre-construction to ensure all necessary documentation is in place.

Design Management

  • Lead and manage multidisciplinary design teams, including architects, engineers, and interior designers, to ensure adherence to project objectives, timelines, and budgets.
  • Collaborate with the acquisitions team to deliver design collateral needed for capital raising efforts.
  • Oversee the creation of schematic designs, design development, and final construction documents to ensure they meet branding, operational, and market requirements.
  • Ensure the integration of sustainability and energy efficiency strategies within the design.

Qualification Requirements

  • Bachelor’s degree in real estate, business, finance, or a related field.
  • 8-10 years of experience in real estate acquisitions, with a strong track record of identifying and securing profitable deals.
  • Deep knowledge of market trends, property valuation, and real estate financing.
  • Proven negotiation skills with experience in structuring complex real estate transactions.
  • Strong financial acumen, including experience with financial modeling and due diligence.
  • Excellent communication, relationship-building, and negotiation skills.
  • Proficiency in project management tools and software (e.g., MS Office, Smartsheet, Yardi).
